This small townhouse makeover was one of my favorite budget friendly design projects. When my niece and her family moved into their new townhouse, we knew we wanted to create a home that felt warm, welcoming, and functional without spending a fortune.
The challenge?
Like many builder-grade townhomes, every wall was painted the same color, the layout was narrow, and every furniture decision mattered. With a growing family and a baby, we needed to maximize seating, create better flow, and make every square foot work harder.

Before-
Living Room Layout: Maximizing Seating Without Making the Space Feel Crowded
Because the fireplace sits between the window and patio door, there really wasn’t a good wall for the TV. Rather than forcing the sectional toward the fireplace, I rotated it to maximize seating, maintain an open walkway, and create a cozy conversation area. The TV now will be seen from any direction.
